COLONIE, N.Y. - A second Albany County motel, cited with a laundry list of code violations, is shut down.

Officials with the Town of Colonie said Tuesday was the deadline for residents living at the Blu Bell Motel on Central Avenue to move out.

The property is the second motel owned by businessman Arjun, or Alex, Patel to be deemed uninhabitable.

Colonie Police executed a search warrant in early February at the motel just days after the owner's Skylane Motel closed over violations. Some of those violations included moldy ceilings, no running water, and holes in the floors.

Town Attorney Mike Maguilli said the search began after he drove by the motel and noticed workers doing repairs, later discovering they didn't have a permit.

Officials said Patel, was making money off the county by housing homeless, displaced families, and some sex offenders. Patel owns the Blu Bell Motel, Super 8, and a Golden Corral but the county said they have not placed anyone at the Blu Bell location in years.

Those who were living at the motel were paying $800 a month to live at the Blu Bell Motel. However, conditions were poor, which cracked windows, rooms without heat, and holes in some of the bathroom floors.

One of those residents, Diane, said she had nowhere else to go, which was something management used to their advantage.

Maguilli said none of the former residents will be left out in the cold after the motel shutdown Tuesday.

Patel's Attorney Dreyer Boyajian did not return phone calls to NEWS10 ABC for comment.

The county inspector who gave a passing inspection to the Skylane Motel was suspended in late January.
